Your Home Buying Objectives

Identifying your objectives is the first step in the home buying process. By clearly understanding your home buying goals, we can tailor our services to meet your individual needs.

Therefore, prior to beginning your home search we meet with you to discuss your buying objectives. To assess your home buying goals we explore the following parameters:

Home location
The desired location of your new home is of central importance in your home buying strategy. If you are new to the area and need guidance on neighborhood particulars, we will provide you with information on schools, area features and amenities. Also, if you are open to suggestion, we will make recommendations regarding up-and-coming neighborhoods and areas that may be undervalued.

Price range
We will also discuss your price range for your new home purchase. While we encourage you to consult your lender to be pre-qualified, we can usually work together to come up with a price range that meets your financial and family goals. The price range will be key in determining your future neighborhood as well as home features and property specifications.

Home features
Once you have identified your desired area, we will discuss your desired home features such as: square footage, lot size, number of bedrooms/bathrooms, and special amenities. Desired features will vary widely from buyer to buyer.

Commuting
As we know, the Pacific Northwest offers one of the most challenging commutes in the nation. The sheer volume of cars on our roads can easily result in hours spent traveling to and from work and activities. Correspondingly, a long commute can mean significant time away from family and friends. Therefore, please discuss your desired commuting preferences with us at your initial buying consultation.

Timing
If you need to move for employment, family or financial reasons, these timing issues should be disclosed to us at our initial meeting. We will discuss your timetable and offer buying suggestions designed to accommodate your buying needs.

Sale contingencies A sale contingency makes your offer to purchase a home conditioned upon the successful satisfaction of a given event. By including a sale contingency in your offer, you give yourself the flexibility of canceling the sale if the contingency is not satisfied. Common contingencies include: inspection, financing, clear title and the sale of an existing home. We will consult you to determine the appropriate contingencies to be included in your offer, and will discuss the strengths and weaknesses of including a given sale contingency in your offer.

Special needs In addition to the above-mentioned objectives, we will also discuss any special needs and requests you may have in connection with your new home purchase. Whether you seek a creative purchase and wish to propose seller financing or if you require an extended closing to tie up any loose ends prior to your move, we take great care in exploring all of your home buying needs prior to beginning your home search.

Buyer overview
At our initial meeting, we also provide you with an overview of the home buying process at our first meeting. This includes:

  • Explaining how agency and real estate agents and brokers operate in the state of Washington
  • Explaining how are fees are paid by the Seller of the home you are purchasing
  • Describing the timeline of the various stages in the home-buying process
  • Detailing all loan and closing costs you will encounter in your home purchase transaction
  • Discussing current market conditions in the area where you desire to purchase.
